Office Signage, Window Frosting & Glass Manifestations

Modern offices are built from glass, and every sheet of it carries two obligations: it has to be visible enough that nobody walks into it, and it should be doing something for your brand while it is at it. We survey, specify, print and install manifestation and interior signage for commercial offices across Glasgow and most of Scotland.

Typical turnaround
7–10 working days from approved artwork
Areas we cover
Glasgow, Rutherglen, Cambuslang, East Kilbride, Paisley and most of Scotland

Compliance first, design second

Approved Document M of the Scottish and UK building standards requires that large glazed areas which could be mistaken for an opening are marked so they are apparent to all users, including people with visual impairments. In practice that means manifestation within two defined height bands — broadly 850–1000mm and 1400–1600mm from floor level — with adequate contrast against the backgrounds seen through the glass, in all lighting conditions.

That last part is where most schemes fall down. A pale grey logo repeat looks perfect against a bright partition wall and disappears entirely against a dark meeting room. We check the sightlines through each pane during survey, then specify frost density, colour and band position so the manifestation reads from both sides at every time of day.

What we install

Etch-effect frosted film is the workhorse: it delivers privacy and compliance in one pass and looks like sandblasted glass at a fraction of the cost. Where the brief calls for more, we print full-colour onto optically clear or frosted media — gradient bands, dot fades, tinted pattern work, brand marks repeated across a partition run, or photographic imagery on breakout-room glass.

Beyond the glass we handle the rest of the interior scheme: reception logo builds in brushed acrylic or cut vinyl, meeting room identifiers, door numbers, statutory and fire signage, wall vinyl for corridors and stairwells, and printed acoustic panel graphics.

Working in an occupied building

Most of our office work happens in buildings that cannot stop trading. Film application is wet — it needs slip solution, squeegee work and drying time — so we plan around your people rather than through them. Evening and weekend slots are standard, we protect floors and desks, and areas are handed back clean and usable the same shift.

For landlords and managing agents we also handle removals: stripping tired or previous-tenant graphics, cleaning off residual adhesive and reinstating clear glass for reletting or dilapidations.

What we specify

  • Etch-effect and printed frost films
  • Optically clear print media with matched laminate
  • Cut vinyl in matt, gloss and metallic finishes
  • Brushed and coloured acrylic built-up letters
  • Anti-graffiti and easy-clean laminates for high-touch zones

How we deliver the work

  1. 1. Glazing survey

We measure every pane, record floor build-up and door heights, and photograph the sightlines through the glass so manifestation contrast can be judged against what is actually behind it.

  2. 2. Specification and visuals

You get a pane-by-pane drawing showing band heights, pattern spacing and film type, plus a rendered visual of the reception and any feature glazing before anything is printed.

  3. 3. Print and cut

Films are printed on solvent-safe media, laminated where the surface is high-touch, then contour-cut and weeded on the bench so panes arrive at site as labelled, ready-to-apply sets.

  4. 4. Out-of-hours install

Fitting is wet-applied by two fitters, floors are protected, and each pane is squeegeed, edge-sealed and inspected under office lighting before the area is handed back.

What affects the price

Every job is priced to the site, so we don't publish a fixed list. These are the main things that move the price. Send photos or measurements and we'll give you a clear, itemised quote.

  • Number and size of glass panes
  • Plain frost vs full-colour printed or custom-cut designs
  • Access: height, occupied floors and out-of-hours fitting
  • Removal of existing film before fitting

Typical turnaround

Typical office schemes run five to eight working days from artwork approval: two to three days for print and lamination, then one to three evening shifts on site. Single meeting rooms and small repeat orders are often turned around inside 48 hours.

What makes a good result

  • Manifestation that still reads against a dark room behind the glass, not just a white wall
  • Band heights set from finished floor level, not from the frame, so they line through a whole run
  • Edges sealed a millimetre inside the bead so cleaners cannot catch a lifting corner
  • Film seams positioned away from eye height on wide panes

Frequently asked questions

What height does glass manifestation need to be?

Approved Document M expects marking within roughly 850–1000mm and 1400–1600mm from finished floor level, so it is visible to seated and standing users. We set the exact bands during survey against your floor build-up and door heights.

Will frosted film stop people seeing into a meeting room?

Standard etch-effect frost obscures detail and shape while still passing daylight — right for meeting rooms and breakouts. For full privacy on HR or board rooms we specify a denser blockout or printed film instead.

Can you match our brand colours exactly?

Yes. Supply Pantone or CMYK references and we profile the print to match. For cut vinyl we work from the closest cast film colour and send a physical swatch for sign-off before production.

How long does an office fit-out take?

A single meeting room is an hour or two. A full floor of partitioning is typically one to three evenings depending on pane count and access. We give you a shift-by-shift programme with the quote.

Does the film damage the glass when removed?

No. Quality manifestation film removes cleanly with heat and the correct solvents. We strip and reinstate glass regularly for tenant changeovers and dilapidations.

Can manifestation be applied to double-glazed or coated glass?

Yes, with the right film. On sealed units we avoid dark absorbing films on the outer pane, which can cause thermal stress, and on low-E coated glass we apply internally to the uncoated face.

Do you provide artwork if we only have a logo?

We do. Send a vector logo and brand guidelines and our studio develops the pattern, gradient or band treatment, then supplies proofs for approval at no extra cost on quoted projects.
